The Kate
Wichita Falls, Texas
This historic building was constructed as a hotel and office building in 1967. In 2023 we gutted it and converted it into 170 residential and 5 commercial spaces.
Villa Nueva Apartments
Houston, Texas
When we purchased this property from the bank, less than 40% of the 540 units were occupied. There had been several fires on the property, and many of the units were boarded up. Within 18 months we had occupancy at 98%+, and continued to operate it at those levels for several years. Income nearly tripled after our restoration.
Sago Palms Apartments
Houston, Texas
A 240 unit property at the north end of Houston. It was so run down when we purchased it that someone had literally hooked up a chain to the copper water lines on one of the buildings, and driven off taking all the copper ripped from the building. During our tenure, we rehabilitated the property, more than doubling both the occupancy and the income.

First Wichita Building (Big Blue)

Big Blue as it is affectionately known in Wichita Falls, is a 234,821 sq foot office building located in the heart of downtown. Big Blue was originally built in 1920 as a 7 story bank building. In the 1950s, Big Blue was remodelled and expanded to 12 stories to accommodate the growing needs of the bank (which had recently merged with another bank).
A 10 story tall marquee adorns the corner of the property, spanning most of the 154.94 ft building height.
Built in the grand tradition of early banks, Big Blue boasts marble floors throughout much of the building. Roughly 20,000 feet of retail space sits on the ground level.

The Kate

The Kate is a historic building constructed as a hotel and office building in 1967. In 2023, iRent gutted it and converted it into 170 residential and 5 commercial spaces, transforming a building that had been abandoned for a decade into a vibrant part of downtown Wichita Falls.
The conversion includes a mix of studio, one-bedroom, and two-bedroom apartments designed for students at nearby Midwestern State University as well as the general public. The ground floor features retail and restaurant space, anchored by the Highlander Restaurant.
The Kate represents one of the largest adaptive reuse projects in Wichita Falls' history, bringing new life to the downtown corridor and providing much-needed housing in the area.
